В Киеве за 2010 год продали почти 12 000 квартир

За период с 1 января 2010 по 1 января 2011 года, по 10 административным районам Киева было совершено 9 406 сделок купли/продажи квартир на вторичном рынке и 2 346 продано в недостроенных домах.

Наибольшим спросом пользовались однокомнатные квартиры (45% сделок), 43% приходится на двухкомнатные квартиры и 12% на объекты с тремя комнатами и более.

Напомним, по итогам 12 месяцев 2009 года на вторичном рынке жилья Киева было продано 6 600 квартир, на первичном рынке 1 425 квартир.

Как сообщалось ранее, по данным консалтинговой компании Colliers International, в мировом рейтинге городов с самой дорогой недвижимостью, который составляется два раза в год, Киев занял 35 место.

Кредиты на покупку недвижимости на первичном рынке в гривне стали уже дешевле, чем до кризиса. Однако количество предложений таких кредитов, в том числе на большие сроки, еще далеки от показателей зимы 2008 года.

По данным компании «Простобанк Консалтинг» средняя реальная стоимость кредитов на покупку недвижимости на первичном рынке сроком на 20 лет по состоянию на 1 августа 2011 года составила 15,92 годовых.

Цены на квартиры в Киеве: данные риэлторов

За прошедшую неделю средняя стоимость жилых квартир в Киеве снизилась на -0.33% (-$6.62/кв.м) и достигла уровня $2007.09/кв.м. Последние недели ознаменовалась некоторым всплеском покупательной активности, хотя о сильном спросе пока речь не идет.

А недвижимость, с учетом 5-ти месячного периода ценовой стабильности, выглядит достаточно привлекательно для тех, кто имеет накопления, особенно на фоне тенденции снижения ставок по валютным депозитам.
